Market Insight - What stood out in August

  • Steady year-on-year growth
    Total mortgage searches remained ahead of August 2025, with overall residential activity up 3% year-on-year, showing that underlying market activity remains encouraging.
  • Remortgaging continues to lead
    Residential remortgage searches were up 11% year-on-year, reaching 616,150 searches. Despite a slight seasonal easing over the holiday period, remortgaging continues to be a key area of opportunity for brokers.
  • Purchase activity remains stable
    Residential purchase and first-time buyer searches were both down 2% year-on-year. With affordability continuing to be a consideration for many borrowers, understanding which lenders can accommodate individual circumstances remains important.
  • Specialist lending demand stays strong
    We continue to see healthy demand across a range of specialist criteria, particularly for Joint Borrower Sole Proprietor cases, visa and foreign national borrowers and self-employed applicants.
  • Buy-to-let trends continue to shift
    BTL searches were down 12% year-on-year, reflecting the different challenges and opportunities landlords are currently weighing up. Despite this, we continue to see opportunities across the specialist BTL market where a more flexible approach may be needed.

Our view

The figures reflect what we’re seeing across the wider market: while some areas have softened, demand for specialist lending remains strong.

For brokers, the key takeaway is that a case that doesn’t fit one lender’s criteria doesn’t necessarily mean there isn’t a solution. Sometimes it simply needs a different approach.

Bridging the Gap: When Timing Is Everything

Sometimes the right property comes along at exactly the wrong time.

Our broker came to us with a client who had found their ideal new home - but there was one problem. Their existing property hadn’t sold yet, and waiting for the sale to complete could have meant losing the new purchase.

The challenge
The client needed to move quickly, but their existing property sale wasn't yet complete. The question was how to secure the new property without relying on the sale completing first.

The solution
We looked at the client's circumstances, the properties involved and, crucially, the proposed exit strategy. A short-term bridging loan provided the funds needed to complete the purchase, allowing the client to secure their new property while their existing home was sold.

We then worked closely with the broker to identify a suitable specialist lender and ensure the case was fully packaged before submission.

The purchase wasn’t held up by the existing sale
A clear exit strategy was established from the outset
The broker had support navigating the specialist lending market

The takeaway
Bridging finance doesn't have to be complicated - but the detail matters.

5 Things to Consider Before Submitting a Bridging Case

Bridging can be a fantastic solution when a client needs to move quickly or a conventional mortgage simply isn’t suitable.  But, as with any specialist case, the detail matters.  Before submitting a bridging case, here are five things worth considering:

1. What is the exit strategy?
This is one of the most important questions to answer from the outset.  How is the client intending to repay the bridging loan? Whether that’s through the sale of a property, refinancing onto a longer-term mortgage or another clearly defined route, the proposed exit needs to make sense and be realistic.

2. What is the client trying to achieve?
Understanding the bigger picture is key. Is it a chain break? An auction purchase? A refurbishment project? A time-sensitive purchase? Or perhaps a property that doesn’t fit conventional lending criteria?  Understanding exactly what the client is trying to achieve helps identify the right type of bridging solution.

3. What are the properties worth?
Make sure you have a clear understanding of the property or properties involved, including the current value and, where relevant, the anticipated value once works have been completed. The lender will want to understand the overall security position, so having the right information from the outset can help avoid unnecessary delays.

4. How much does the client actually need?
Bridging finance can involve a number of costs, so it’s important to establish the full funding requirement rather than simply looking at the purchase price or amount required to complete. Understanding the total amount needed, including relevant fees and costs, helps ensure the proposed facility is structured correctly from the start.

5. Is all the information ready to go?
Specialist cases can involve more moving parts, so good preparation can make a real difference. Having the relevant information, supporting documents and a clear explanation of the client’s circumstances ready before submission can help the lender understand the case quickly and reduce unnecessary back-and-forth.
