If clients earn money in a non-standard way specialist lenders will take a thorough look at this income and outgoings and use experienced underwriters to work out what the borrower can afford – whether they work on a zero hour contract or run their own business. The same applies if they want to buy a lighthouse or a flat above a shop. The common sense approach to lending means clients may still be able to get on the property ladder or get a better mortgage, despite having been rejected elsewhere.
